When Building Regulations Apply

- Removing or altering internal load-bearing walls
- Replacing windows, doors, or roof coverings
- Electrical and plumbing work
- Installing a new boiler or heating system
Your Checklist
- Appoint a structural engineer to produce calculations and drawings
- Submit a Building Control application (via your local authority or an approved inspector)
- Ensure your builder follows the approved drawings
- Book inspections at key stages (foundations, drainage, steelwork, completion)
- Obtain a Building Control Completion Certificate at the end
The Completion Certificate is legally important — without it, selling your property can be complicated and expensive.
