What Building Regulations Apply to Your Home Project?

Building Regulations are the minimum standards for design, construction, and alterations to virtually every building in England and Wales. Unlike planning permission, they apply to almost all building work.

When Building Regulations Apply

  • Any extension or new build
  • Loft and basement conversions
  • Removing or altering internal load-bearing walls
  • Replacing windows, doors, or roof coverings
  • Electrical and plumbing work
  • Installing a new boiler or heating system

Your Checklist

  • Appoint a structural engineer to produce calculations and drawings
  • Submit a Building Control application (via your local authority or an approved inspector)
  • Ensure your builder follows the approved drawings
  • Book inspections at key stages (foundations, drainage, steelwork, completion)
  • Obtain a Building Control Completion Certificate at the end

The Completion Certificate is legally important — without it, selling your property can be complicated and expensive.
