London has over 1,000 conservation areas, covering roughly 30% of the city. If your property falls within one, it significantly affects what you can and can't do — and how you do it.

What Changes in a Conservation Area?
- Permitted Development rights are reduced — many extensions need full planning permission
- Demolition requires conservation area consent
- External materials, finishes, and design must respect the area's character
- Trees with a trunk diameter over 75mm are automatically protected
Impact on Structural Engineering
Conservation area status rarely changes the structural engineering itself — beams, foundations, and steelwork perform the same way. But it can influence construction methods (e.g. hand-dig vs machine excavation) and material choices for visible elements.
The bigger impact is on the planning timeline. Full planning applications in conservation areas take 8–13 weeks versus a straightforward Lawful Development Certificate under PD, which can take just 4–6 weeks.
